📌 Note: Week-to-week average price shifts don’t necessarily reflect value changes — they’re driven by what types of homes closed. Instead, focus on SP/LP ratio and days on market to read the real temperature. And right now? Buyers are still paying near full price… as long as the home's priced right.

📉 What Price Reductions Tell Us:
We saw 683 price reductions this week — up nearly 15% from last week and more than double the number of price increases. That’s one of the clearest signs the market is coming back to reality.

Sellers who overshot the mark are adjusting fast. With rates close to 7%, buyers are budget-conscious and willing to wait — and the homes that aren’t priced competitively are sitting. The market is still moving, but only for the properties that come out swinging with a smart, strategic number from day one.
