January 8th — A False Sense of Reality, it’s not SPRING

Good evening, yinz.

It’s January 8th and the temps were pushing the high 50s today… which means Pittsburgh is officially doing that thing where it tricks us into believing it’s spring.

Let me be very clear:
It’s not spring.
This is just Mother Nature giving us a false sense of reality before she drops a 14° day on our heads and we all start complaining again like it’s our full-time job.

Anyway — quick hitter this week because to be honest I haven’t really slowed down at all since before the holidays. Yeah.. that “take some time to reflect” moment never really happened.

Market Watch (aka: the market is awake, but still in pajamas)

If you’re still reading this… first of all, respect.
Second — yes, people are still buying and selling. Real estate doesn’t stop just because it’s January. It just gets quieter and a little weirder.

Here’s the last 7 days:

  • New Listings: 467

  • Price Decreases: 489 (the “my price was too high” season continues)

  • Price Increases: 20 (delusional, but ambitious)

  • Back on Market: 89

  • Sold: 370

  • Withdrawn: 116

  • Expired: 355 (that’s… a lot of “we’ll try again in spring”)

  • Under Contract: 170

  • Contingent: 297

Across 370 sales this week:

  • Avg List Price: $276,813

  • Avg Sold Price: $268,771

  • List-to-Sale Ratio: 96.60%

  • Median DOM: 42 days

Translation: Homes are still selling for ~96–98% of asking, but buyers aren’t in a rush — and sellers who overshoot the price are getting humbled quickly.

Also: mortgage rates are sitting around 6.21% for a 30-year fixed today.
Not ideal. Not catastrophic. Just… annoying.
Basically the interest rate version of driving on McKnight Road.

One thing I’m doing next week

Next week I’m dropping a full Pittsburgh 2025 market recap — because I’m tired of people acting like the market is either “dead” or “back” depending on what TikTok told them that morning.

We’ll break down what actually happened:
prices, inventory, the neighborhoods that stayed insane, and what to expect in 2026.

Pittsburgh was quietly doing Pittsburgh things all year… and I’ll show you the receipts.

(And yes — I’ll also share my personal 2025 numbers next week too, because it was my biggest year ever and I’m still processing that.)

Burgh Football 🏈

Somehow… some way… the Steelers are in the playoffs again.

This is the part of the year where we all pretend we’re calm, but we’re actually one bad drive away from a full city-wide meltdown. Tomlin feels it just like we do. See below 👇

One kick, it could have been Tomlin. Also, we’ve got a new Steelers Super Bowl song floating around, which is objectively hilarious and exactly what Pittsburgh does anytime we get a hint of hope.

If you haven’t heard it yet — you will. Probably against your will. But watch this ☝️

Things To Do This Weekend

You said it best: it’s January. It’s cold-ish. It’s dark by 4:45pm. But we do add 20 minutes of daylight to each day this month.
So the options are:

  • drink somewhere, tons of bars in tahn

  • go to one of Pittsburgh's beautiful parks, it’ll be warm enough to “take a walk in the park”

  • or stay home and binge watch (Stranger Things, like I) while pretending you’re “resting”

  • Lastly.. mentally prepare yourself of Steeler’s Heartbreak or MAYBE a PLAYOFF run.

To be honest I don’t have a CLUE whats happening this weekend. I haven’t looked, i’m not going to. Google it or go here. Either way, just go do something. I can’t always be the one to tell you whats going on every weekend lol 😂
