Inventory is surging — up 12.87% year-over-year here in Pittsburgh — and April’s total sales dropped 4% compared to last year. Combine that with rates still brushing 7%, and… it’s official: we’ve entered buyer market territory. The deals are there — you just have to move smart.

Seller’s the “hope and pray” days of pricing are gone. Strategic pricing matters, and you must be receptive and reactive to the market or you’ll be left behind. Buyer’s just because it looks expensive, don’t be afraid to throw a number out there. You might be surprised.
