Sales surged 34 percent last week, not because the market's hot but because it was the end of July and everyone sprinted to close deals like it was the Real Estate Olympics. Price cuts are up, buyers are still picky, and Zillow isn’t the truth no matter how convincing that Zestimate looks.

July was no exception — sales surged by over 200 compared to the prior week. This spike doesn’t necessarily mean demand is rising broadly, but it’s a solid reminder that timing matters when interpreting data week-to-week.

➡️ Takeaway: Median prices softened slightly and DOM shortened, showing buyers are still writing offers — but only for homes that come correct out the gate. Price reductions remain high, so it’s a beauty contest and a pricing war out there.

👊 Real Talk: Sales Are Up… but So Are BS Expectations
Yes, the market saw a nice end-of-month surge in sales — but let’s not get carried away. This wasn’t some magical demand spike. It was calendar math and deadline-driven deals.
Sellers:
Don’t look at those 853 homes sold and think you can crank your price up $15k because “the market’s hot again.” It’s not. It’s just efficient, and only for homes that check the boxes. You know what doesn’t check the boxes? Overpricing, bad lighting, and “cozy” basement bedrooms that scream horror movie.
Buyers:
You’ve still got leverage. If a seller is dreaming, give them a reality check — politely, through your offer.
Everyone else:
Just because Zillow says it’s worth $X doesn’t mean the market agrees. The people writing checks have opinions too.
