While experts don’t expect mortgage rates to drop significantly this year, many seasoned investors believe it’s still a great time to invest if you’re financially prepared. As Chicago-based investor Matt Laricy puts it, “You can never perfectly time anything… You have to live somewhere, so is it really worth waiting one or two years to maybe get it for 10% less, but in the meantime, you spend 20% more on rent?” This is great advice for buyers and investors alike. Timing isn’t everything—your financial readiness and long-term goals matter more.

Another trend to keep an eye on: Modular homes are gaining popularity in Western Pennsylvania. These homes offer a modern, efficient, and customizable way to build, reflecting a shift in how people approach homeownership.

Now, I know as Pittsburghers we may feel like housing costs are climbing, but here’s the good news: the rest of the country disagrees! Realtor.com recently named Pittsburgh one of the most affordable metro areas in the U.S. This affordability has driven significant migration from pricier cities like New York, Washington, D.C., San Francisco, and Boston. As someone who has worked with clients relocating to Pittsburgh, I can tell you firsthand—our cost of living, paired with the city’s character and charm, is a major draw.

New Incentives and Tax Abatements Could Kickstart Gulf Tower Redevelopment

Downtown Pittsburgh continues to evolve, and the iconic Gulf Building is next in line. New tax incentives and abatements could pave the way for redevelopment, transforming the historic space into a mix of residential and commercial units. As the city works to breathe new life into underutilized spaces, these developments are a win for the downtown community and for those who love seeing Pittsburgh’s rich history preserved in modern ways.

The Strip District is, hands down, one of my favorite neighborhoods in Pittsburgh. It’s been amazing to watch this vibrant area blossom over the last five years. What started as a hub for wholesalers and produce vendors has become a dynamic mix of restaurants, shops, condos, and cultural landmarks. Mortgage Rates Snapshot

As of January 8th, here’s a look at the national average mortgage rates across various loan types:

  • 30-Year Conforming: 6.943% (▲ 0.068)

  • 30-Year Jumbo: 7.059% (▼ -0.004)

  • 30-Year FHA: 6.587% (▲ 0.061)

  • 30-Year VA: 6.488% (▲ 0.068)

  • 30-Year USDA: 6.543% (▲ 0.043)

  • 15-Year Conforming: 6.150% (▼ -0.041)

While these rates provide a general snapshot of national averages, it’s important to remember that actual rates can vary based on factors like your credit score, loan type, and lender.

If you’re thinking about buying or refinancing, now might be the time to consult a mortgage professional to explore your options and lock in a favorable rate before further fluctuations.

Quick Weather Update: A weak low-pressure system is set to move out of the south Friday night into Saturday afternoon, bringing light to moderate snowfall across much of the southern Ohio Valley and into our region. Expect travel impacts late Friday night through early Saturday afternoon. Areas further south are projected to see the most significant snowfall, so plan accordingly if you're traveling over the weekend. Stay safe and stay warm!

Homeowner/Homebuyer Tip: Don’t Overlook Your Sewer Lines!

Pittsburgh is filled with historic charm, but with older homes often come aging sewer systems. Many homes built in the early 1900s feature terracotta pipes, which naturally break down over time. Cracks, tree roots, and backups can quickly turn into costly surprises—easily reaching $10,000 or more to repair. Whether you’re buying or selling, here’s my best advice:

  • For Buyers: Hire a professional to perform a camera inspection of the sewer line before closing. It’s a small investment that could save you big down the road. If you didn’t have one done, consider adding a policy rider to your homeowner’s insurance to cover these potential issues.

  • For Sellers: If you suspect your line might be old or damaged, contact your insurance provider to add coverage before listing your home. This can offer peace of mind for both you and the buyer.

This is a repair issue I see all too often, deals fall apart because of this ALL the time, and I cannot stress how critical it is to take this extra step.
