While many housing markets are cooling, Pittsburghās midrange real estate scene is on fire. Recent data shows that local homebuyers spend just 25.3% of their income on median-priced homes, making Pittsburgh one of the most affordable metro areas in the U.S. (Axios).
But hereās the surprising factor: the age of homes might be driving this surge. Unlike other metro areas where new construction dominates, Pittsburghās midrange market is filled with historic, character-filled homes that buyers are flocking to for their affordability, craftsmanship, and prime locations.
The tradeoff? Older homes come with quirksāsome charming, some⦠less so. One of the biggest hurdles? Roofs. Many insurers wonāt cover roofs over 15 years old, and that can lead to unexpected costs, deal delays, or even coverage cancellations (Pittsburgh Post-Gazette).

When my wife and I bought our home, the sellerās disclosure said the roof age was "unknown"āwhich, if youāve been in the real estate game long enough, you know is code for "itās going to need replaced." We waived the inspection to stay competitive (after all, Iāve seen enough homes to spot major red flags), but I told my wife, "Weāre going to have to budget for a new roof."
I had a strong feeling our insurance company would send us a "fix it or lose coverage" notice, so I actually pre-scheduled a message to my roofing contractor on closing day to check it out. And, like clockwork, 10 or 12 days into owning the house, boomāour insurance company hit us with the notice. No surprise thereāI was already one step ahead.
For buyers and sellers, understanding how a homeās age affects its value and insurability is key. Whether youāre drawn to vintage charm or prefer something newer, Pittsburghās market is full of opportunitiesājust make sure you have a game plan for the unexpected.
š” New-Home Sales Plunge 10.5%āA Warning Sign or Just a Blip?
New-home sales just took a 10.5% nosedive, dropping to a seasonally adjusted annual rate of 657,000 units, according to the U.S. Census Bureau. This decline not only exceeded analysts' expectations but also marked a 1.1% drop compared to January 2024.
Whatās Causing the Slowdown?
Several key factors are behind this decline:

While this is national data, itās worth considering how it might trickle down to Pittsburghās market. Historically, Pittsburgh has remained more stable due to its affordability and diverse economy. However:
For Buyers ā Higher mortgage rates may make affordability tougher, but lower demand could mean more inventory and better negotiating power.
For Sellers ā A possible slowdown in demand means pricing competitively and having a market-ready home will be key.
While one monthās data doesnāt indicate a full-on trend, itās something buyers and sellers should keep on their radar as we move further into 2025.

After three decades, Banana Republic is closing its doors at 5542 Walnut St. in mid-March, marking another major retail shift in Shadyside Pittsburgh Business Times. The 15,000-square-foot store, which opened in the mid-1990s, has long been a staple of Walnut Streetās shopping scene.
