It’s the first weekend of October in Pittsburgh — leaves turning, steins clinking, and no Steelers game to keep you glued to the couch. Translation: the city’s yours to explore.

This week, we’ve got a cooler mortgage pulse, downtown projects stirring (and stalling), and a lineup of festivals that make fall in the ‘Burgh one of a kind. Let’s dive in.

Mortgage rates ticked a touch lower this week — holding steady near their lowest levels since the Fed’s September meeting.
30-yr fixed: 6.34% (-0.02%)
15-yr fixed: 5.84% (-0.03%)
FHA: 6.03% (-0.02%)
VA: 6.05% (-0.02%)
Allegheny County Numbers (Sept. 26 – Oct. 3):
🏠 New listings: 742 (down slightly from 794)
🔻 Price reductions: 819 (also down from 882)
✅ Closed sales: 796 (up from 667)
⏱ Days on market: 46 avg / 28 median (vs. 50 avg / 30 median last week)
National & Local Signals:
📉 Pending home sales bounced back 4% in August as buyers jumped on softer rates.
🏦 The Fed continues to project at least one more cut in 2025, though members remain split on timing.
🏠 Locally, Allegheny County homes are still moving — nearly 855 sales closed this week, with a median price of $251K and homes selling at 98.7% of list.
🛠 Renovation spotlight: Pittsburgh’s older housing stock (among the oldest in the U.S.) means well-maintained or updated homes are commanding stronger premiums.
The Bigger Picture:
The market’s still tight, but softer rates and strong closing activity hint at a fall mini-surge. Sellers who price realistically are moving properties faster than earlier this summer.
👉 Translation: Buyers are watching rates closely — each dip sparks activity. Sellers: price smart and prep well, because updated homes are winning bidding wars.

Some things just don’t belong in the same sentence when you’re talking city living: Lawrenceville, off-street parking, a backyard, and completely updated. Yet here we are.
Here’s a personal note: I walk past this place all the time as a Lawrenceville resident, usually on my way to Kelly’s Corner or somewhere down on Butler. I always glance up at that third-floor window nook — it’s one of those small details that makes the house stick in your mind.

🏢 Office-to-Housing Conversions Downtown — Three old office towers just got $11.6M in URA loans to become apartments, part of the big push to bring more residents into the Golden Triangle.
🚧 Strip District Slowdown — The city’s plan to narrow Penn Avenue to one lane hit a wall after business owners filed an injunction. For now, construction in the Strip is grinding to a halt while the fight plays out.

🎯 Weekend Radar – No Steelers this Sunday — which means your weekend isn’t chained to the couch. Pittsburgh is stacked with beer fests, carnivals, and even a space party under the stars. Here’s where to spend it:
🍺 Cinderfest at Cinderlands (Oct 2) — Their 5th annual bash is basically fall in a glass. Think seasonal brews brewed on site, hearty food pairings, and that perfect crisp-air vibe when you’re standing outside with friends.
🍻 Oktoberfest Pittsburgh (Oct 2–12) — Ft. Duquesne Blvd turns into one massive riverside beer garden. We’re talking endless steins, sizzling bratwursts, live polka bands, and big-city skyline views as your backdrop. If you want a true Pittsburgh-meets-Munich moment, this is it.
🎡 Freeport Halloween Carnival & Vendor Fair (Oct 3–5) — A small-town Halloween takeover just outside the city: carnival rides, trick-or-treating, local vendors, games, and live music. It’s the kind of throwback October fun that makes you feel like a kid again.

Lesson Learned
This past month was my highest-grossing ever — and it came right on the heels of one of my lowest lows in recent memory. The parallel is simple: just like the market, life moves in cycles. A slow stretch doesn’t mean you’re failing — it’s often the setup for your next run. The trick is staying consistent when it feels like nothing is clicking, because that’s usually when you’re building the foundation for your next breakthrough.
